Overview
If you're into your countryside and getting outside but need to be convenient then this could be your perfect location.

The Owners have loved living here and it really showed when I asked them what they've loved about it, so I thought, what better way than to use their true insight in the description:

"It has been an extremely convenient location to live. I work in Preston and my Husband works in Middleton so in opposite directions, but it is very easy for both of us with a 3 mins drive for access to A56 onto M66 or M65, 6 mins to Grane Rd.

It's in the catchment area for lots of excellent schools so never had that worry. If the children hadn't got in at BRGS, we knew they would get in at Haslingden High due to how close we live to it. This was one of the main reasons we didn't move until we knew which high school our youngest was going to.
It's a 5-10 mins walking distance to Haslingden High, Broadway, Helmshore & St Veronica's primary.
15-20 mins walk to Edenfield or All Saints primary, or couple of minutes drive to both.
Also 5 mins walking distance to Tor View SEN School.

It's been the ideal spot to avoid the Valley traffic, but still be close enough to have the benefit of everything. Very private, even people from the area don't know we're here!
It's a 5 mins drive or 20 min walk to The Adrenaline sports centre. Just 200m down to the main road for the bus route to BRGS (both of mine catch the bus there every day), same bus stop for Manchester-Accrington on the X41 route-ideal for getting to the city centre.

Our children have loved how quiet it is, that they could walk to primary school, and the park at the top of the hill when they were little, picking plums from the plum trees in the woods on the way. Now they are older, getting the bus to high school giving them their independence is a definite winner. They like that they can easily get to see friends who live in Haslingden or Ramsbottom, or get the bus to Bury or walk to Rawtenstall to go shopping.

The house is very cheap to run, and has a good WiFi connection- My Husband works from home two days a week and has to have remote access to sites from Spain to China, so needs a strong connection.

Good parking- driveway and street outside - I come home at all times of the night/early hours working shifts, so need to be able to park directly outside and it has never been an issue.

Highlights:
Elevated position - great views.
Wildlife -Deer and Birds at the back and in the garden
Safe for cats to roam, plenty of dog walking on doorstep
Small play park at the top of the hill near Tor View school
Cul-de-sac, No through traffic
Woodland at rear, garden not overlooked
Sun in the garden early morning until 7-8pm on top patio area, long days in the garden in the sun.
5 mins drive Rawtenstall or Haslingden and all the shops
15 mins to Bury
15 mins to Burnley or Blackburn.

Lots of walking on the doorstep:
Woodland to the rear ideal for dog walking, lots of paths which are only 10 mins to
Irwell vale with walks to Snig hole park and Snig Hole Snacks petting farm.
Walking paths to Ramsbottom and Peel tower.
Access to the National cycle network.
Rossendale Golf club on the doorstep.
Footpath alongside the railway/river into Rawtenstall.

Walking distance of:
Tesco Superstore
Haslingden Cricket club
Helmshore Post office
Neary's Convenience shop
Woolpack pub
Pearson's Café
The Cotton House Café Bar
The Village Stores Café
Loom Café bar
A good weekend walk to Edenfield to end with good food at The Drop Off Café bar or The Coach Pub in Edenfield.
Irwell Vale Station for the ELR Steam Train running from Rawtenstall - Bury, good for train spotting too, saw the Flying Scotsman here."

I can't think of a property that could offer more, can you!?
